What really stood out at the show flat is the 400 square metre community space at level one, which houses about six to seven retail shops for daily convenience right downstairs.

Developer Track Record

Qingjian has been very busy lately, and their track record speaks for itself. They launched Coastal Cabana, the EC that sold over two-thirds of its units on launch weekend in January 2026. They did Bloomsbury Residences right beside this very plot. And Jadescape made the news when a penthouse transacted at $10.15 million in late 2024, delivering about $4.35 million in profit.

That kind of consistency gives buyers confidence. When you walk into a Qingjian show flat, you know what to expect, and the build quality has held up across multiple launches.

Location and Connectivity

Hudson Place sits in the heart of what we call Singapore's Silicon Valley. One North is home to leading companies like Razer, Grab, Mediacorp, and Shell. That's not a small list. It's a list that tells you exactly who your future tenants and buyers will be.

Rental demand here is consistently strong because the working population is right at your doorstep. This is also one of the rare transformations where the commercial component came first, and the residential followed. That's very different from other transformation stories like Lentor, Bayshore, or Marina South, where you're waiting for everything to come together.

At Hudson Place, things are already in place. No long wait. No construction noise to dodge. The ecosystem is already buzzing.

  • Link bridge to Bloomsbury's communal space, which effectively gives Hudson Place residents access to roughly 12 to 14 retail shops in total when you combine both developments

The futuristic features are not a gimmick. They genuinely add convenience to daily living, and they reinforce the premium positioning of this development.

Land Price: Is It Fair?

The land at Hudson Place was secured at $1,037 PSF per plot ratio ($315 million total). To know if that's a fair number, we need to look at what's happening elsewhere.

Compare this to Lakeside Drive, where CDL submitted the top bid at $1,132 PSF PPR in June 2025. That's an OCR site. Hudson Place is in the Rest of Central Region. So purely by location, $1,037 PSF PPR feels relatively low.

It's also comparable to Elta in Clementi, which was awarded at $1,250 PSF PPR and sold strongly on launch weekend. Yet Hudson Place has a stronger central positioning.

And here's the kicker: another Qingjian-led joint venture site nearby at Dover Drive was just awarded at $1,556 PSF PPR, setting a new RCR benchmark. Translating that to launch pricing puts it well above $2,500 PSF. So when you put Hudson Place's land cost into context, the entry price story becomes very interesting.

Hudson Place vs Bloomsbury Residences

It would be odd to talk about Hudson Place without addressing Bloomsbury directly. Same developer, same area, almost identical buildings.

When Bloomsbury launched, it was the first plot of land in this transformation, so there was uncertainty. With Hudson Place coming in now, there's a sense of everything coming together. The neighbourhood is filling out, and Hudson Place benefits from that maturity.

Bloomsbury sold strongly, and many of the investment-friendly units are already gone. So if you missed Bloomsbury, Hudson Place is essentially the next opportunity in the same micro-market, often at a more attractive entry quantum.

The 3-bedroom entry of $2 million is even below the surrounding resale market, which signals a very safe entry point.

2-Bedroom Premium + Study (Type B3, 689 sqft)

What I love about this layout:

  • Enclosed kitchen, which is rare at this size and a huge plus for cooks
  • Walk-through bathroom, smartly integrated with the wardrobe and dresser zone
  • Practical master bedroom, with no wasted corners

The entry quantum is attractive, the layout is efficient, and the practicality makes this a strong pick for investors and small households alike.

A unique touch worth flagging: the washer-dryer is separated from the kitchen. In today's launches, where kitchens keep shrinking, having a dedicated utility area is genuinely rare and very welcome.

3-Bedroom Deluxe (Type C1, 893 sqft)

Type C1 is the entry-level 3-bedroom, starting from $2.0XM. For a small family, this is more than enough.

The standout features:

  • 893 sqft converts comfortably to about 900-plus sqft of usable layout, with multiple corners to create your own storage
  • Window-ventilated common toilet, which is increasingly rare in smaller 3-bedroom layouts in newer launches
  • 8.9 square metre bedrooms, which is essentially equivalent to the 9 square metre bedrooms of the pre-harmonised days

For the basic needs of a small family at this entry quantum, C1 is hard to beat.

4-Bedroom Premium (Type D1, 1,152 sqft)

Type D1 is my investment top pick, and here's why.

If you compare D1 (1,152 sqft) to the 3-bedroom premium plus study C4 (1,055 sqft), the down payment top-up is only about $50,000 to upgrade from a 3-bedder to a 4-bedder. That's a tiny premium for a meaningful repositioning at exit. You're suddenly competing in the 4-bedroom pool, which is a different buyer profile.

What makes D1 even more compelling is the flexible wall between the living and bedroom three. For a small family that doesn't need four bedrooms today, you can hack down that wall and create a beautiful landscape (lengthwise) living layout. That's a massive lifestyle upgrade.

Now compare this to Bloomsbury. The popular 3-bedroom premium plus study at Bloomsbury (1,098 sqft) has been transacting around $2.8 million. The Hudson Place D1 4-bedroom is starting from $2.7 million at a larger size with a more flexible layout. That's a stronger exit position both within Hudson Place itself and across the One North vicinity.

And Bloomsbury's own 4-bedroom premium plus study has walls that cannot be hacked, so D1 wins on flexibility too.

Other Options at Similar Quantum

If you're considering Hudson Place, it's worth knowing what else is on the table:

  • Bloomsbury Residences: Same developer, right next door, but most investment-friendly stacks are already taken.
  • Elta: D5 mass market, more outskirt, larger development scale.
  • The Hill @ One North: Older launch, similar micro-market.

For buyers who specifically want the One North story with a fresh launch, Hudson Place is essentially the most current option, with Bloomsbury already winding down its inventory.

Own Stay or Investment?

This one really splits down the middle, and both views have merit.

For investment, Hudson Place is a strong play if you're looking at the 2-bed, 3-bed, or compact 4-bed (D1). The rental yield in One North is consistently strong because of the corporate ecosystem. The bigger 4-bed plus flexi (1,432 sqft) is harder to justify because at that quantum you do have other choices in the broader market.

For own stay, this area is genuinely lovely. It's quiet, but a quick left turn puts you in central Singapore. Holland Village is just five minutes away. There's an emotional pull to the location, the facilities, and the futuristic features that's hard to put a number on.

The honest truth: this development services both audiences well. The decision really comes down to your personal positioning.

Final Thoughts

Hudson Place Residences is a project that ticks a lot of fundamental boxes. It sits in one of Singapore's strongest rental ecosystems, the developer has a proven track record, the land price story is favourable, and the floor plans are thoughtful with genuine flexibility.
